There are big renovation plans for this tiny terrace in Beaconsfield which is now under construction.

At less than 4m wide and with a double storey front of house section earmarked for retention, the rear addition needed to make some seriously efficient space.

By demolishing the old single storey ‘lean to’ rear amenities, the ground floor addition, consisting of a walk through galley kitchen, living and powder rooms, were able to be planned around an open courtyard for light and air.

In the retained section of the house, a lounge and dining room have been maintained in the traditional style.

The living areas are designed to open up to a modest sized rear deck that leaves sufficient area for a paved and landscaped “multi-use” space for outdoor living and occasional double tandem parking.

By maintaining access via the traditional stairs in the original terrace, a bridging ‘link’ on the upper level functions as both walk through study and concealed laundry whilst also providing access to the new master bedroom with ensuite and walk-in-robe.

Privacy considerations with external screens and carefully located windows are other important features in this tiny terrace with big plans!
